Kwikset Master Key Systems: The Los Angeles Owner’s Guide
A Kwikset master key system installed in Los Angeles typically runs $340-$780 depending on cylinder count and key hierarchy depth, and we can usually survey and start the same week you call. We stock Kwikset SmartKey and traditional pin-tumbler cylinders on our trucks, so most residential and light commercial master key jobs in Los Angeles don’t wait on parts. Most owners realize their master key system is failing when sub-master keys suddenly work in locks they shouldn’t, or when the grand master key sticks in multiple cylinders that were smooth last month.
Which Kwikset Models This Applies To
Kwikset master key systems break down into two families, and knowing which one you have changes everything about the fix.
Traditional pin-tumbler Kwikset cylinders - the 200, 600, and 780 series deadbolts and knobsets - use standard .115-inch diameter bottom pins and .097-inch top pins. These are the cylinders we master key most often in Los Angeles duplexes, fourplexes, and small commercial buildings in neighborhoods like Echo Park and Highland Park. The cylinder face will read “KW1” or “KW10” for the keyway. Master keying these requires calculating shear-line alignment across multiple pin chambers, usually five or six chambers deep.
Kwikset SmartKey cylinders - introduced in 2007, the same year we started this company - use a sidebar and wafer system that looks similar from the outside but works completely differently inside. The SmartKey Gen 1, Gen 2, and Gen 3 cylinders can be master keyed, but the process requires a specific cradle tool and factory reset procedure. We’ve found that SmartKey master key systems in Los Angeles fail more often when owners rekey them repeatedly without proper lubrication; the graphite and dry climate here accelerates wear on the sidebar springs.
OEM Kwikset master pins and spacer kits are available, but we also stock LAB and HPC aftermarket equivalents that meet the same tolerances. For rental properties in Los Angeles with high turnover, we often recommend aftermarket master pin kits because the price difference is real and the spec is identical. The exception is SmartKey - we use factory-spec reset cradles and wafers because the tolerances are tight enough that generic parts bind.
To identify your cylinder, remove the key and look at the face. A small slot next to the keyhole means SmartKey. No slot means traditional pin-tumbler.
Signs Your Kwikset Master Key System Is Failing
- The grand master key works, but sub-master keys don’t open their assigned locks anymore. This usually means a master pin has shifted or worn down, breaking the shear-line hierarchy. In Los Angeles, we see this most in buildings where locks were master keyed ten-plus years ago and never serviced.
- Keys work in locks they shouldn’t - tenant A’s key opens tenant B’s unit. This is called key interchange, and it’s a master pin stack failure. It can also mean the original pinning was sloppy. We check this with a scope before quoting.
- The key sticks or catches in multiple cylinders that were smooth before. Master key systems have more pin chambers in play, so there’s more friction surface. Dry LA air plus old lubricant turns to gunk.
- You can’t get a clean plug removal during rekeying; pins fall out of sequence. This happens when master pins are worn to a barrel shape instead of flat. Once they’re rounded, they don’t seat.
- The property manager’s master key broke off in a cylinder. High-use brass keys fatigue. We extract the key and check whether the break was caused by a binding pin or just metal fatigue.
Replacement Cost & What’s Included
Here’s what we charge for Kwikset master key system work in Los Angeles:
| Service | Typical Range |
|---|---|
| Master key survey and written scope | Free |
| Rekey existing Kwikset cylinder to master system (per cylinder) | $45-$85 |
| Replace cylinder + master key to new system (per cylinder) | $85-$140 |
| Full property master key system, 4-8 cylinders, traditional | $340-$580 |
| Full property master key system, 4-8 cylinders, SmartKey | $420-$780 |
| Additional master keys cut | $8-$15 each |
The range depends on cylinder count, whether we’re rekeying existing hardware or replacing worn cylinders, and how many key levels you need - grand master, building master, floor master, tenant key. SmartKey costs more because the reset procedure takes longer and the wafers are pricier.
We give you the full price on paper before any work starts. That’s the price on the invoice. No call-out surcharge, no “while we’re here” add-ons. Every master key system we install carries our 365-Day Done Right Promise - if a cylinder fails or a key stops working inside that year, we come back and fix it at no charge.
DIY or Call Us?
There’s a safe middle ground here, and then there’s where DIY gets expensive.
What you can check yourself: Count your cylinders and key levels. Note which keys are failing and where. Take a photo of the cylinder face. That information saves us time and saves you money.
Where DIY goes wrong: Master keying requires depth keys, plug followers, and the math to calculate pin stacks that don’t create ghost keys or key interchange. We’ve been called to Los Angeles rentals where a well-meaning owner bought a $40 rekey kit online and created a situation where three different tenant keys opened every door in the building. Fixing that cost more than doing it right the first time.
There’s no physical danger with Kwikset cylinders - no high-tension springs, no electrical components. But the security risk of a botched master key system is real, especially in multi-unit Los Angeles properties where you have legal obligations to provide secure premises.
Call us at (682) 281-8985 and we’ll walk through what you have. If it’s straightforward, we’ll tell you. If it’s not, we’ll give you a written scope and a flat price.
FAQs
In Los Angeles, a properly installed Kwikset master key system typically lasts 10-15 years in residential use, or 5-8 years in commercial buildings with high turnover. The dry climate helps prevent corrosion but accelerates lubricant breakdown, so cylinders should be serviced every few years. Call (682) 281-8985 if you’re unsure whether yours is due.
Most can be repaired by rekeying to a fresh master key schedule and replacing worn pins or wafers. Full cylinder replacement is only needed when the plug or housing is damaged. We inspect first and tell you which path makes sense. Call (682) 281-8985 for a free estimate.
A single cylinder rekey to master takes 20-30 minutes on site. A full 6-cylinder property system typically takes 2-3 hours including key cutting and testing. We schedule these, not dispatch for emergency arrival. Call (682) 281-8985 to book a window.
Yes - we carry Kwikset traditional pins, SmartKey wafers, reset cradles, and LAB aftermarket master pin kits on every Los Angeles service vehicle. Most jobs are completed in one visit without ordering parts. Call (682) 281-8985 to confirm availability for your specific setup.
